Land Survey

A lands survey will help you identify the exact property boundaries. It prevents you from encroaching into your neighbour's land or public land. If you intend to subdivide the property, the lands surveyor will ensure that the development complies with the local subdivision laws. For instance, most local councils will have a minimum lot size. Besides, the property must have access to essential amenities such as water, electricity and gas. 

Site Inspection

Conduct a site inspection to verify things like:

  1. The type of soil on the property. You may need to remove rocks, clay and peat soils. If you intend to create a landscape, evaluate the pH of the soil.
  2. The groundwater levels if the building will have a basement or if you will dig a borehole on the property.
  3. The slope of the property
  4. The available stormwater drainage system. It will help prevent flooding as you build your home.
  5. The climate of the area to know whether the property is susceptible to flooding, storms and fires. If this is the case, the property's design should improve its resilience to damage during such events. You will need a damp course if the area is prone to humid conditions. 

Check Local Laws

Local laws will significantly affect the land development process. For example, zoning regulations could determine the number of floors on your building, the type of building materials, foundation and pillars you should use during construction. On the other hand, strata by-laws could determine the design and orientation of the house. You must comply with these laws. Otherwise, you will have a difficult time when selling the property. 

Construction Management 

Work with professionals as you design and erect the building. For instance, geotechnical and civil engineers will assist with the site inspection and advise how you can overcome the various construction challenges. On the other hand, an architect will design the building and conduct regular inspections to ensure the contractor abides by the building's blueprints. You will also need a certifier to enforce the local building code and award a certificate of occupation once the works are complete.
